Konstatoval, \u017ee je p\u0159\u00edtomna nadpolovi\u010dn\u00ed v\u011bt\u0161ina \u010dlen\u016f dru\u017estva a sch\u016fze je tak usn\u00e1\u0161en\u00edschopn\u00e1.<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 1 \u2013 V\u00fdsledky hlasov\u00e1n\u00ed per rollam<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva informoval o hlasov\u00e1n\u00ed per rollam, kter\u00e9 prob\u011bhlo na p\u0159elomu roku 2017\/2018. P\u00edsemn\u00fd materi\u00e1l je v\u00a0p\u0159\u00edloze \u010d. 3.<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 2 \u2013 Zpr\u00e1va p\u0159edstavenstva<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva informoval o slo\u017een\u00ed p\u0159edstavenstva v\u00a0uplynul\u00e9m obdob\u00ed. Konstatoval, \u017ee na ja\u0159e 2018 z\u00a0p\u0159edstavenstva odstoupil p. \u0160\u00e1lek a m\u00edsto jednoho \u010dlena p\u0159edstavenstva z\u016fst\u00e1v\u00e1 neobsazen\u00e9.<\/p>\n<p>D\u00e1le informoval o p\u0159evodech dru\u017estevn\u00edch pod\u00edl\u016f, kter\u00e9 v\u00a0uplynul\u00e9m roce prob\u011bhly, a p\u0159iv\u00edtal nov\u00e9 \u010dleny dru\u017estva.<\/p>\n<p>Podrobn\u011bji informoval o soudn\u00edm sporu se \u010dlenem dru\u017estva, dr. O. P\u0159e se t\u00fdkala nedoplatku z\u00a0vy\u00fa\u010dtov\u00e1n\u00ed za r. 2016. Dr. O. rozporoval v\u00fd\u0161i nedoplatku s\u00a0t\u00edm, \u017ee jsou mu \u00fa\u010dtov\u00e1ny vysok\u00e9 n\u00e1klady za otop, p\u0159esto\u017ee m\u00e1 nulov\u00fd n\u00e1m\u011br na m\u011b\u0159idlech tepla, a odm\u00edtnul nedoplatek uhradit. Krom\u011b toho vznesl \u0159adu dal\u0161\u00edch n\u00e1mitek t\u00fdkaj\u00edc\u00edch se administrativy dru\u017estva, v\u00fd\u0161e n\u00e1klad\u016f na teplo a postup\u016f p\u0159i \u00fa\u010dtov\u00e1n\u00ed. P\u0159edstavenstvo bytov\u00e9ho dru\u017estva p\u0159edalo argumentaci dr. O. advok\u00e1tn\u00ed kancel\u00e1\u0159i Marek a Stanovsk\u00fd. Pr\u00e1vn\u00ed n\u00e1zor advok\u00e1tn\u00ed kancel\u00e1\u0159e byl toto\u017en\u00fd s\u00a0n\u00e1zorem dru\u017estva a dr. O. byl vyzv\u00e1n k\u00a0\u00fahrad\u011b nedoplatk\u016f. Po selh\u00e1n\u00ed pokus\u016f o sm\u00edrn\u00e9 \u0159e\u0161en\u00ed byl pod\u00e1n n\u00e1vrh na elektronick\u00fd platebn\u00ed rozkaz, v\u016f\u010di n\u011bmu\u017e dr. O. podal odpor. Prob\u011bhlo soudn\u00ed jedn\u00e1n\u00ed, v\u00a0n\u011bm\u017e soud pln\u011b vyhov\u011bl \u017ealobn\u00edmu n\u00e1vrhu bytov\u00e9ho dru\u017estva \u201eP\u0161en\u010d\u00edk\u201c a na\u0159\u00eddil dr. O. uhradit nedoplatek za r. 2016, n\u00e1klady \u0159\u00edzen\u00ed a \u00faroky z\u00a0prodlen\u00ed. Rozsudek je pravomocn\u00fd.<\/p>\n<p>P\u0159edseda p\u0159edstavenstva d\u00e1le informoval o oprav\u00e1ch, kter\u00e9 v\u00a0uplynul\u00e9m roce prob\u011bhly v\u00a0dom\u011b, zejm\u00e9na o oprav\u00e1ch v\u00fdtah\u016f.<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 3 \u2013 Zpr\u00e1va o hospoda\u0159en\u00ed dru\u017estva<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva p\u0159edal slovo pan\u00ed V. Roudov\u00e9, z\u00e1stupkyni spole\u010dnosti \u00da\u010detnictv\u00ed dru\u017estev s.r.o., kter\u00e1 spravuje \u00fa\u010detnictv\u00ed dru\u017estva na z\u00e1klad\u011b mand\u00e1tn\u00ed smlouvy. V. Roudov\u00e1 sezn\u00e1mila p\u0159\u00edtomn\u00e9 s\u00a0v\u00fdsledky hospoda\u0159en\u00ed v\u00a0r. 2017. P\u00edsemn\u00fd materi\u00e1l je v\u00a0p\u0159\u00edloze \u010d. 4.<\/p>\n<p>\u010clensk\u00e1 sch\u016fze p\u0159ijala usnesen\u00ed:<\/p>\n<p><strong>Ztr\u00e1ta ve v\u00fd\u0161i 529 101,34 K\u010d bude uhrazena z dal\u0161\u00edch \u010dlensk\u00fdch vklad\u016f, \u010d\u00edslo \u00fa\u010dtu 413010.<\/strong><\/p>\n<p>(Pro: 43 \u2013 proti: 0 \u2013 zdr\u017eel se: 0)<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 4 \u2013 Zpr\u00e1va kontroln\u00ed komise<\/h1>\n<p>Zpr\u00e1vu kontroln\u00ed komise p\u0159ednesla Petra Novotn\u00e1, p\u0159edsedkyn\u011b kontroln\u00ed komise Bytov\u00e9ho dru\u017estva \u201eP\u0161en\u010d\u00edk\u201c. Sd\u011blila, \u017ee kontroln\u00ed komise ne\u0159e\u0161ila \u017e\u00e1dn\u00e9 v\u00fdznamn\u011bj\u0161\u00ed podn\u011bty ze strany \u010dlen\u016f dru\u017estva a p\u0159i kontrole nezjistila \u017e\u00e1dn\u00e1 pochyben\u00ed. Zab\u00fdvala se zpo\u017ed\u011bn\u00edm n\u011bkter\u00fdch ro\u010dn\u00edch vy\u00fa\u010dtov\u00e1n\u00ed, kter\u00e9 bylo zp\u016fsobeno ztr\u00e1tou z\u00e1silky odeslan\u00e9 \u010ceskou po\u0161tou.<\/p>\n<p>Zpr\u00e1va kontroln\u00ed komise je v\u00a0p\u0159\u00edloze \u010d. 5.<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 5 \u2013 Volba p\u0159edstavenstva<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva po\u017e\u00e1dal \u010dlenskou sch\u016fzi, aby zvolila nov\u00e9ho \u010dlena p\u0159edstavenstva, kter\u00fd dopln\u00ed m\u00edsto uvoln\u011bn\u00e9 po p. \u0160\u00e1lkovi. Navrhnul, aby se nov\u00fdm \u010dlenem p\u0159edstavenstva stal p. Petr Sosna. Upozornil, \u017ee p. Sosna je dosud \u010dlenem kontroln\u00ed komise a bude-li zvolen do p\u0159edstavenstva, je t\u0159eba jej v\u00a0kontroln\u00ed komisi nahradit.<\/p>\n<p>V\u00a0kr\u00e1tk\u00e9 rozprav\u011b nebyl navr\u017een \u017e\u00e1dn\u00fd jin\u00fd kandid\u00e1t, nebyly p\u0159edneseny \u017e\u00e1dn\u00e9 n\u00e1mitky.<\/p>\n<p><strong>\u010clensk\u00e1 sch\u016fze zvolila nov\u00fdm \u010dlenem p\u0159edstavenstva Bytov\u00e9ho dru\u017estva \u201eP\u0161en\u010d\u00edk\u201c pana Petra\u00a0Sosnu.<\/strong><\/p>\n<p>(Pro: 42 \u2013 proti: 0 \u2013 zdr\u017eel se: 1)<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 6 \u2013 Volba kontroln\u00ed komise<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva po\u017e\u00e1dal \u010dlenskou sch\u016fzi, aby zvolila nov\u00e9ho \u010dlenka kontroln\u00ed komise, kter\u00fd dopln\u00ed m\u00edsto uvoln\u011bn\u00e9 po p. Sosnovi. Po\u017e\u00e1dal o n\u00e1vrhy kandid\u00e1t\u016f.<\/p>\n<p>P\u0159edsedkyn\u011b kontroln\u00ed komise sd\u011blila, Petra Novotn\u00e1, sd\u011blila, \u017ee \u017e\u00e1dn\u00fd n\u00e1vrh nem\u00e1.<\/p>\n<p>Jako kandid\u00e1t na \u010dlena kontroln\u00ed komise se p\u0159ihl\u00e1sil pan Petr Makovi\u010dka.<\/p>\n<p><strong>\u010clensk\u00e1 sch\u016fze zvolila nov\u00fdm \u010dlenem kontroln\u00ed komise Bytov\u00e9ho dru\u017estva \u201eP\u0161en\u010d\u00edk\u201c pana Petra Makovi\u010dku.<\/strong><\/p>\n<p>(Pro: 42 \u2013 proti: 0 \u2013 zdr\u017eel se: 1)<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 7 \u2013 Rekonstrukce vstupn\u00edch prostor<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva informoval o p\u0159\u00edprav\u00e1ch rekonstrukce vstupn\u00edch prostor v\u00a0p\u0159\u00edzem\u00ed obou vchod\u016f domu. Pot\u00fdkali jsme se s\u00a0pot\u00ed\u017eemi p\u0159i hled\u00e1n\u00ed dodavatele stavby.<\/p>\n<p>P\u0159ipomn\u011bl, \u017ee dne 11. z\u00e1\u0159\u00ed 2018 prob\u011bhla sch\u016fzka, na kter\u00e9 byly pl\u00e1ny rekonstrukce podrobn\u011bji p\u0159edstaveny \u010dlen\u016fm dru\u017estva.<\/p>\n<p>Stru\u010dn\u011b informoval o jedn\u00e1n\u00edch s\u00a0firmou KP \u2013 Keramika s.r.o., n\u00e1vrh smlouvy o d\u00edlo a cenovou nab\u00eddku. P\u00edsemn\u00fd materi\u00e1l je v\u00a0p\u0159\u00edloze \u010d. 6.<\/p>\n<p><strong>\u010clensk\u00e1 sch\u016fze souhlas\u00ed s rekonstrukc\u00ed spole\u010dn\u00fdch prostor domu \u2013 vstupn\u00edch \u010d\u00e1st\u00ed p\u0159\u00edzem\u00ed. Zak\u00e1zka bude zad\u00e1na spole\u010dnosti KP &#8211; Keramika s.r.o. dle p\u0159edlo\u017een\u00e9 cenov\u00e9 nab\u00eddky zn\u011bj\u00edc\u00ed na \u010d\u00e1stku 2.545.786,48 K\u010d.<\/strong><\/p>\n<p>(Pro: 43 \u2013 proti: 0 \u2013 zdr\u017eel se: 0)<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 8 \u2013 Zm\u011bna zp\u016fsobu vyt\u00e1p\u011bn\u00ed \u2013 tepeln\u00e1 \u010derpadla<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva informoval o p\u0159edb\u011b\u017en\u00fdch jedn\u00e1n\u00edch se spole\u010dnost\u00ed AC Heating. Dle studie, kterou m\u00e1me k\u00a0dispozici, by zm\u011bna zdroje tepla na vyt\u00e1p\u011bn\u00ed p\u0159inesla \u00fasporu n\u00e1klad\u016f na teplo kolem 60 % p\u0159i vstupn\u00ed investici asi 4,5 mil. K\u010d, n\u00e1vratnost investice by byla asi 7 let. Z\u00a0technick\u00e9ho hlediska je zm\u011bna provediteln\u00e1. Hlavn\u00ed nev\u00fdhodou je dosud mal\u00e1 zku\u0161enost s\u00a0t\u00edmto zp\u016fsobem vyt\u00e1p\u011bn\u00ed a oh\u0159evu vody v\u00a0objektech na\u0161eho typu.<\/p>\n<p>P\u00edsemn\u00fd materi\u00e1l je v\u00a0p\u0159\u00edloze \u010d. 7.<\/p>\n<p>P\u0159edseda p\u0159edstavenstva po\u017e\u00e1dal \u010dlenskou sch\u016fzi o zv\u00e1\u017een\u00ed, zda zah\u00e1jit p\u0159\u00edpravy na zm\u011bnu zdroje tepla, nebo zat\u00edm dal\u0161\u00ed kroky odlo\u017eit. P\u0159\u00edpravy by obn\u00e1\u0161ely zejm\u00e9na zpracov\u00e1n\u00ed projektov\u00e9 dokumentace a v\u00fdb\u011br dodavatele. Na dal\u0161\u00ed \u010dlensk\u00e9 sch\u016fzi by p\u0159edstavenstvo p\u0159edlo\u017eilo ke schv\u00e1len\u00ed n\u00e1vrhy smluv a dokumentaci pro zah\u00e1jen\u00ed stavby.<\/p>\n<p><strong>\u010clensk\u00e1 sch\u016fze ukl\u00e1d\u00e1 p\u0159edstavenstvu, aby p\u0159ipravilo zm\u011bnu vyt\u00e1p\u011bn\u00ed objektu.<\/strong><\/p>\n<p>(Pro: 32 \u2013 proti: 9 \u2013 zdr\u017eel se: 2)<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 9 \u2013 Souhlas s dal\u0161\u00edm \u010dlensk\u00fdm vkladem<br \/>\na z\u00e1borem chodby u bytu 217<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva informoval o \u017e\u00e1dosti \u010dlenky dru\u017estva, Mgr. J. K., o souhlas se z\u00e1borem spole\u010dn\u00fdch prostor a roz\u0161\u00ed\u0159en\u00ed bytu \u010d. 217.<\/p>\n<p>P\u00edsemn\u00fd materi\u00e1l k\u00a0tomuto bodu, v\u010detn\u011b n\u00e1vrh\u016f smluv, je v\u00a0p\u0159\u00edloze \u010d. 8.<\/p>\n<p><strong>\u010clensk\u00e1 sch\u016fze souhlas\u00ed, aby \u010dlenka dru\u017estva, Mgr. J. K., slo\u017eila dal\u0161\u00ed \u010dlensk\u00fd vklad ve v\u00fd\u0161i 8.820,- K\u010d a z\u00edskala povolen\u00ed k\u00a0z\u00e1boru chodby dle p\u0159edlo\u017een\u00e9ho n\u00e1vrhu.<\/strong><\/p>\n<p>(Pro: 43 \u2013 proti: 0 \u2013 zdr\u017eel se: 0)<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 10 \u2013 N\u00e1vrh na p\u0159evod byt\u016f do osobn\u00edho vlastnictv\u00ed<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva informoval o dopisu \u010dlena dru\u017estva, Mgr. P. J., kter\u00fdm vyz\u00fdv\u00e1 k\u00a0p\u0159evodu byt\u016f do osobn\u00edho vlastnictv\u00ed. Dopis je v\u00a0p\u0159\u00edloze \u010d. 9. P\u0159ipomn\u011bl p\u0159ede\u0161l\u00e1 projedn\u00e1v\u00e1n\u00ed t\u00e9to ot\u00e1zky na \u010dlensk\u00fdch sch\u016fz\u00edch i p\u0159i neform\u00e1ln\u00ed sch\u016fzce s\u00a0pr\u00e1vn\u00edkem. Stru\u010dn\u011b shrnul hlavn\u00ed v\u00fdhody a nev\u00fdhody dru\u017estevn\u00edho a osobn\u00edho vlastnictv\u00ed a vyzval k\u00a0diskusi.<\/p>\n<p>Mgr. P. J. uvedl, \u017ee v\u00a0sou\u010dasnosti vznikaj\u00ed t\u00e9m\u011b\u0159 v\u00fdhradn\u011b byty v\u00a0osobn\u00edm vlastnictv\u00ed. Dle \u00fadaj\u016f publikovan\u00fdch ministerstvem pro m\u00edstn\u00ed rozvoj jsou maxim\u00e1ln\u011b jednotky procent nov\u00fdch byt\u016f v\u00a0dru\u017estevn\u00edm vlastnictv\u00ed.<\/p>\n<p>Vystoupila \u0159ada dal\u0161\u00edch diskutuj\u00edc\u00edch, kte\u0159\u00ed p\u0159ev\u00e1\u017en\u011b popisovali sv\u00e9 pozitivn\u00ed a negativn\u00ed zku\u0161enosti s\u00a0osobn\u00edm vlastnictv\u00edm byt\u016f. Obavy se t\u00fdkaly p\u0159edev\u0161\u00edm \u0159e\u0161en\u00ed probl\u00e9m\u016f s\u00a0n\u011bkter\u00fdmi u\u017eivateli byt\u016f (nap\u0159. neplati\u010di nebo s\u00a0vlastn\u00edky, kte\u0159\u00ed byty d\u00e1le pronaj\u00edmaj\u00ed) a slo\u017eit\u011bj\u0161\u00edmu schvalov\u00e1n\u00ed rekonstrukc\u00ed a zm\u011bn spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu.<\/p>\n<p>Mgr. P. J. navrhuje, aby bylo pod\u00e1no prohl\u00e1\u0161en\u00ed vlastn\u00edka. T\u00edm by byl p\u0159evod byt\u016f do osobn\u00edho vlastnictv\u00ed p\u0159ipraven, av\u0161ak zda prob\u011bhne, by z\u00e1le\u017eelo na dal\u0161\u00edm rozhodnut\u00ed.<\/p>\n<p>Prob\u011bhla diskuse o postaven\u00ed \u201ezbytkov\u00e9ho\u201c bytov\u00e9ho dru\u017estva jako \u010dlena spole\u010denstv\u00ed vlastn\u00edk\u016f jednotek.<\/p>\n<p><strong>\u010clensk\u00e1 sch\u016fze NEP\u0158IJALA navr\u017een\u00e9 usnesen\u00ed <\/strong>\u201e\u010clensk\u00e1 sch\u016fze rozhodla o zah\u00e1jen\u00ed krok\u016f vedouc\u00edch k\u00a0p\u0159evodu dru\u017estevn\u00edch byt\u016f do osobn\u00edho vlastnictv\u00ed a k vytvo\u0159en\u00ed spole\u010denstv\u00ed vlastn\u00edk\u016f jednotek.\u201c (Pro: 6 \u2013 proti: 28 \u2013 zdr\u017eelo se: 9)<\/p>\n<p>&nbsp;<\/p>\n<h1>Bod 11 \u2013 R\u016fzn\u00e9<\/h1>\n<p>P\u0159edseda p\u0159edstavenstva apeluje na ohleduplnost a udr\u017eov\u00e1n\u00ed \u010distoty v\u00a0dom\u011b.<\/p>\n<p>Pan\u00ed Z. P. se pt\u00e1 na mo\u017enost instalace p\u0159edokenn\u00edch \u017ealuzi\u00ed. V\u00a0diskusi se prob\u00edraj\u00ed n\u011bkter\u00e9 technick\u00e9 z\u00e1le\u017eitosti, cena p\u0159edokenn\u00ed \u017ealuzie nebo rolety je od 10\u00ad\u201215 tis.
